Federal Housing Administration’s (FHA) Electronic Appraisal Delivery (EAD) Portal

The Federal Housing Administration’s (FHA) Electronic Appraisal Delivery (EAD) portal is a web-based technology system that enables electronic transmission of appraisal reports to FHA from FHA mortgagees and/or their designated third-party service provider(s) prior to loan endorsement.
What You Can Do in the EAD Portal
- Deliver original appraisal reports, update reports, and completion reports
- View submitted reports
- Review messages related to report submission and acceptance
- Resolve issues and redeliver reports
Access the Portal
- Direct access to the EAD web portal interface; or
- Direct integration interface to the portal from a mortgagee’s systems using the EAD Portal Technical Integration Guide (TIG). This method supports automated, large volume of appraisal deliveries. Request the TIG by calling the FHA Resource Center at 1-800-225-5342 (select Option 2, then Option 6).
When to Use the Portal
Mortgagees must use the portal to submit appraisal reports for all new FHA case numbers prior to loan endorsement.
Uniform Appraisal Dataset
The Uniform Appraisal Dataset (UAD) is a standardized dataset developed by the Government Sponsored Enterprises (GSEs) – Fannie Mae and Freddie Mac. The UAD standardizes appraisal data and promotes consistency in appraisal reporting across the industry.
FHA is adopting the GSEs’ modernized UAD 3.6 format, which aligns appraisal reporting and data collection with current Mortgage Industry Standard Maintenance Organization (MISMO®) data standards. The EAD Portal allows delivery of the UAD 2.6 format. The new Uniform Residential Appraisal Report (URAR) developed for UAD 3.6 replaces the existing GSE appraisal forms associated with UAD 2.6 with a single, data-driven appraisal report for any residential property type.

FHA is transitioning to the UAD 3.6 format to modernize and standardize appraisal data and reporting. The EAD portal will continue to support UAD 2.6 and UAD 3.6 formats until UAD 2.6 is retired.
